What I do for you

Support from first chat to settlement

01

Work out your budget

We look at your income, savings and expenses so you know what is realistic before you start house hunting.

02

Get pre-approved

A pre-approval helps you shop with a clear budget and make offers with confidence.

03

Find the right loan

I compare loans from a panel of lenders and explain the features that matter.

04

Handle the paperwork

I prepare and manage your application and keep you updated through to settlement.

05

Check what help is available

There may be government schemes and state concessions you can use. Eligibility rules change, so call me and I'll check what applies to you.

Deposits

Your deposit and LMI

A bigger deposit usually lowers your borrowing costs, but you do not always need 20%. If your deposit is under 20% of the property's value, many lenders charge Lenders Mortgage Insurance (LMI), a one-off cost that protects the lender rather than you.

Some buyers can avoid or reduce LMI through eligible schemes or other structures. Whether that applies to you depends on your situation, so it is worth a quick conversation before you start looking.

Common questions

First home buyer FAQs

How much deposit do I need?

There is no single answer. It depends on the lender, the property and your circumstances. Many buyers start with less than 20%, but a smaller deposit can mean extra costs such as LMI. I will show you what is realistic for you.

What is pre-approval, and do I need it?

Pre-approval is a lender’s indication of how much they may lend you, subject to conditions. It helps you shop with a clear budget and make offers confidently, but it is not a final approval.

Can my family help me buy?

Some lenders allow a family member to help, for example as a guarantor or by gifting part of the deposit. It has pros and cons for everyone involved, so it is worth discussing properly first.

Is it better to wait and save more?

It depends on your savings, rent, goals and the market. I can run the numbers with you so the decision is based on your situation rather than guesswork.

I am buying outside WA. Can you still help?

Yes. I work with first home buyers across Australia. Rules and concessions vary by state, so I will check what applies where you are buying.

General information only, not credit advice. Lending is subject to lender criteria and approval, and your individual circumstances.
